Pet friendly Cosy Farmhouse Annex with hot tub

Our cosy Farmhouse Annex provides the perfect country escape for couples, solo travellers, family with a baby or pet parents! The self contained flat is equipped with everything you might need to stay comfortably for a night or longer.

Nestled in the North Warwickshire countryside, it’s so peaceful the only sound you’ll hear are the birds chirping to wake you up. Yet we’re just 10 mins from the M42 and close to the NEC, M6, M1, East Mids & Birmingham Airport so we’re a great place to stop over for work or leisure.

The Annex is self contained accommodation attached to a 200 year old farm house which sits in one acre of garden.

The Annex features a galley style kitchen with electric oven, induction hob, grill, microwave, kettle, sink and dishwasher. On arrival you’ll find complimentary tea, coffee, bread, milk, jam and butter, plus store cupboard items so you can settle in and make plans without dashing to the shops.

There’s two TVs, one in the bedroom and one in the lounge area. Both feature Netflix & Amazon, and the lounge TV is connected to Sky which includes Sky & TNT Sports, plus a DVD player.

Guests are welcome to use the outdoor space which includes use of our hot tub, Dome or enjoy local footpaths that lead down to the canal towpath or into our nearest market town of Atherstone.

We’re happy to welcome pets who can also enjoy a run in the outdoors space, we just ask that they are fully vaccinated and they are not left unattended for more than a couple of hours.

Guests can enjoy the privacy of the Annex or share our outdoor garden space. Garden furniture, fire pit, hot tub is available as is access to the garage for storage of bikes and to use the washing machine on request which is located in the garage underneath the Annex.

Your hosts Rachel & Tracy live in the main Farm House and can be easily reached during your stay. We respect our guest’s privacy so during your stay we leave the garden area for guests use so you can use as you wish.

We are happy to help guests with any emergency items, help with places to visit and dog sitting service is also available.

The Annex is located 400m off a main road. It’s a quiet location but with fantastic links to the M42, M1, M69 and M6, trains to London plus East Midlands and Birmingham Airport.

If you’re visiting for leisure we are very close to Mythe Barn Events, Draytom Manor, the Snowdome, Alpaca Farm, Twycross Zoo, Conkers and Bosworth Battlefield.

If you’re visiting for work we’re very handy for Aldi, TNT, MIRA, DHL, Ocado and Bristan HQs.

It’s best to visit by car and we have dedicated access to the Annex at the rear so you can come and go as you please. We offer power for plug in EVs if required for a small extra charge depending on usage.

Our nearest train station is at Atherstone which is located on the main West Coast / London Trainline. Taxis from Atherstone are available.

We have a range of food delivery options through Just Eat offering Indian, Pizza, Fish & Chips, Chinese and Turkish options.

The Annex is pet friendly so we’re happy to welcome up to two dogs as long as they are vaccinated and sociable.

Our one acre garden is secure, so pawfect for pets being let off the leash!

You can enjoy the hot tub any time during your stay, we just ask that after 11pm that’s there’s no noise so our neighbours aren’t disturbed.

The fire pit is lovely to enjoy in the evenings. We suggest grabbing a wood pack you can buy at most garages, but if you forget we have a little pack available for £7.50 which also includes marshmallows!

The Annex is no smoking accommodation which includes vapes or any other fragrant smoking substances.
